Maybe if I had a lot of geographically dispersed properties I could take a flyer on one, however I have seen a lot of towns show up on AirDNA list and then disappear.

Major player is not anything I would consider to be an accurate description of him. 

I'm sort of the opposite, especially for folks that are geographically distant to their properties.

@Dennis M. gave the best description I've ever read of a "D" 'hood, he said: "It's just a short stroll down the littler lined street to the local liquor store".There have been 3 or 4 murders in the area in the last few years but they were domestic disputes not gang warfare.
