Seller financing is a like a drug and can benefit you or be a sucker punch.

A prospectus and proforma are always good to have to pitch to both investors and banks alike.

One of my mentors told me your job Jay is to make those under you millionaires and that is what I try to do.and I can point to well over a half a dozen folks around the country that I took a liking too they performed and that has come to pass.. 

(I am not going to sell you anything..) and after you have your campaign up and ruining it is even more crucial to do "Re Marketing" - this is the part that most people are not aware of. if you are not doing this, you are throwing $$$ for nothing... the way to do it is very easy - read about the "Facebook Pixel" and whats called " Look alike audience" hope I could help

I am hearing from realtors and sellers alike that DOM is growing, at least in certain areas. 

@Dale Orcutt , If you have rented to portion of the house, (House hacked), the investment portion of the qualifies for a like-kind exchange.
