I had build a relationship with an out of state wholesaler in a previous off market deal that fell off and had built trust and friendship.

I played Division 1 Baseball at Ohio University - those were great times that taught me a lot, made me a bunch of connections, friendships... and even ended up with a degree in Geology.

However I'm trying to change that as the dream is to retire from my day job and do this full time.I live in Australia so would like to make friends and build relationships with all you who's on the ground or are doing the same as me.Hopefully our mutual friendship will result in win win deals for all.Dave

My lesson was learned, and I have since purchased my second flip with that same partner and his six-figure budget... and the numbers are looking to be a much more profitable payday at closing then that 7K that was stolen and ruined a friendship.
