You may be safe here as I don't know the weather in Missouri (MS), but if it gets cold you'll want to make sure there is heat tape on the lines to protect from freezing.

But I hope to someday have ten, and I guess having cash flow, but not much flow, in my first two, well, it could be worse ;) I definitely went through a lot prepping a unit for the next tenant after it was trashed and I told the PM to kiss my ***, and then it sat vacant for 3 months because Section 8 is under a freeze here in Charleston.

i found plenty of vacant houses, tracked down the owners and on the phone talking to them, right when they say "well what is your offer" to me, I freeze!
