You can always have an accountant review your return for a lower fee (around $200-$300).Biggest thing: Make sure you’re tracking all deductions (mortgage interest, depreciation, repairs, etc.).

Or, when the buyer sues everyone for undisclosed defects they have to pay the listing agent's attorneys fees, etc. 

You wouldnt want to do a rate/term refinance as you barely owe any money and the title/escrow fees alone would be cost prohibitive.

It means the seller has listed the property with a flat fee listing service.

That being said, I've flipped leasehold condos before- both by keeping them as leaseholds and by buying out the fee.
