Hi, Based on my knowledge I don't think a three bedroom two beds will go for 2 K A month But I'm not sure, maybe it depends which zip, And the condition of the property as well.

The underwriting process is certainly more arduous than most acquisitions but through my personal experiences some of the lenders are far more knowledgeable about the requirements and make for a far easier process for both seller and buyer.

I'd suggest you ask as many questions as you can, there are a ton of people on here who are knowledgeable in many subjects. 

Tenant 2 stays. 5 months goes by to come to find out that now tenant 2 moved out without our knowledge and let squatters move in.. had to file for eviction, got them out finally.

Based on your post and other comments, it sounds like your rehab is extensive enough that the property isn't habitable.
