Plenty repeatedly expound on the need for a LLC none have evidence to support the need of any protection beyond having adequate insurance coverage.Nothing beyond boogey man scenarios.I do believe it is a mistake either inside or outside of a LLC to pay down a income property mortgage however conservative investors will continue to place themselves at very high risk by parking their cash in real estate.

The terminology is an exactimate, and have it expounded in detail in the contract, that the amount is an exact amount, not an estimate, and any increases or additional charges of any kind, or additional work, is to be first approved thru a signed change order.

I also expect the right to foreclosure is set out in the loan documents so it becomes defined when the borrower signs (subject to the document being legal when it is signed).Can you expound on this a bit?
