I have heard it used different ways.I have used a version of gap funding where the hard money lender funds 85% of the flip (purchase + renovation) and the gap funder funds 10% of the deal.

They are different things but with seemingly lots of overlap. 

It sounds like every state would be different then.

A good deal is different to everyone.

So I decided to go to my listing every day and change little things (upload a new picture, switch the order of the pictures, change the title of the property, add more or different info in the about section and edit price) The next day, we went from 0 bookings in January to 71% occupancy! 

I ended up taking a different path.Also keep in mind some brokerages will require you to pick one or the other.  

If you buy a different investment, you'll still need a place to live.Buy a house hack every two years and you'll have five properties and 40 unis in ten years.

Different pockets of Austin vary drastically so you really have to know the area.

That’s a big difference.
