Here are thoughts on building strong vendor relationships:1.Timely Payments: Pay vendors promptly upon completion of work to maintain goodwill and encourage continued collaboration.2.Fair Pricing: Negotiate competitive rates without undercutting the value of their services.

It's encouraging to know that even though you scramble to get the financing that you still pull through.

Without knowing much, I definitely encourage you to explore a lease-to-own option. 

I know some investors who are interested in larger multifamily and encourage me to go find the deals, which makes me really eager to try to get after it.  

Personally, I'd prefer dollar-tree ones (if basic, uncluttered look) over none in the room (bedroom, whatever) because I want to encourage trash being put away.

I had already decided when their lease was up they were getting a hefty increase, which encouraged her to move on after a few months of M2M.  

If they're serious, I encourage them to send me the request which I accept (after I've also made our House Rules clear).

I realize you are still looking at a house hack and I would encourage you to focus on that, "since February" is a bit vague (is that inclusive or exclusive of Feb?)
