Back in the day I used to lug around a ported .44 Desert Eagle.

The fix was in, the regulatory agencies turned a blind eye to the theft of person's homes and the financial ruin which resulted. 

My sister and her partner own their own Wholesale RE business and they have taught me a lot about what they do and just truly opening my eyes and made me realize that I also want to do the same.

As someone based in San Diego, I’ve also noticed that investors eyeing California real estate tend to focus on potential future development or expansion (especially if you have the patience to navigate local regs).

@Steve Vaughan  when we went through the 08 to 2010 debacle and over 200 landlords handed me back their houses.. and lost ALL their money... it was an eye opener and they were all landlords all west coast based   a few on east coast.but they walked..

This means that the true plan administrator in the eyes of the IRS and DOL remains the business owner/sponsoring business.

I recommend keeping your eyes open for medium multifamily properties.

When we looked at the loans that remained which they were selling (we run a note fund) many were worthless as they were sold at tax sale or had taxes owed greater than property values.Many of the assets they acquired were in very bad and poverty stricken areas (which they have another fund called skid row…) so tells you types of assets they invest in.This sucks for someone like me because this puts a huge black eye on the rest of us
