The politics and zoning issues differ everywhere so issues in my area may differ from the OP's, and your area.

There are a lot of condos already on the Fannie Mae approved list for example and that only requires 5% down.Stay away from anything that is a Co-Op those are a nightmare in most cases and a lot of the Co-ops have by laws that require 25% down for example even if you qualify for 3-5% down.

I hired a PM because I didn't want to be a PMLikewise I hired an ops manager a few years ago to deal with my property managers and other staff so I could continue to do what I do best which is be an investor.

The OP if they have that kind of cash should just skip this all together and switch hats and be the LENDER on the deals...

The OP is referring to transactional lenders charging 2 to 12% of the loan amount, not 12% interest on an annual basis.
