Hello, I currently work in dental however will be going to school in September.

@Will Gaston -  I previously did manage the properties myself but I'm now at dental school in Charleston so I'm not able to completely handle the properties myself.

I have a full time job as a dental assistant making around 35k a year after tax with 0 tuition debt, 0 credit card debt with 740 score (been building credit almost 2 years ) , no car payments, pay a rent ($400) to my parents every month, I save 75% of my checks and have about 25k ready to work.

This includes feminine hygiene products and “flushable” wipes.

Under this are some sub-bullets, which include, "Failure of tenant to regularly clean and maintain acceptable living standards" and "Vermin/insects on property due to negligence, poor hygiene, or detrimental conditions by tenant."

Small mom and pop commercial tends to go for higher cap rates than what you are looking at.I have clients that buy centers at 6.6 cap rates in the U.S. but are newly built such as Aspen Dental, T-mobile, and Starbucks with 10 year leases and rental increases of 10% every 5 years with options thereafter.

If your employer is paying benefits like health insurance, retirement match, dental, vision, disability insurance, etc. increase your $40,000 salary by about 25% to cover that part of your compensation package.Real estate agents follow the 80/20 rule.  80% of the commissions to 20% of the agents. 

You'd need 30 units just to cover the monthly health insurance premiums for a family of four (medical, dental, prescriptions).The $100 per door is just one segment of the 50% Rule of Thumb.

If you get a dental or medical practice you could get a premium.

Starting in real estate is a lot easier than starting, say, a dental practice where you need very advanced education and a lot of expensive equipment.
