As far as filing a lien - in my state there (1) has to be a signed contract and (2) they have to act on it within a year or it goes away - there's a bunch of deadlines they have to meet and it's unlikely that will be done.

After they complete the application on Zillow and they meet the requirements, I send my own copy of an application with a deadline.

Thanks David, this is what I thought, should have been done in March or by Apr 15 deadline at most. 

I heard that some of the judges have can extended the move out deadline if they feel sorry for the tenant. 

But I graduated 4.0 from college and have a very good ability to make sure deadlines are hit, a good ability in learning fast, and most of all I hired a consultant to guide me every step to make sure I dont miss a thing.

They can be helpful in just doing the paperwork and keeping you on track with deadlines.
