I personally don't invest in crap areas or crap properties (too old w/big deferred maintenance/can't value add/sheds/ 1 bathroom SFHs etc those are all deal-breakers

There are a lot of the old units that are built to last unlike the crap they sell today.

Thanks Paul,I've found quite the opposite.We buy lists and cold call, buy cheap, renovate fair and sell for market value.I see investors buying crap on the MLS, spending too much on rehab and are into the property for 30% more than they would be if they just bought turnkey.But that's in my market at least.For example, we are selling B class for sub $100,000 and I'm seeing folks buying D class for $80,000 (That needs work).It's mind boggling to me and for the first time in 10+ years it got me thinking the market will go to $%@ if this keeps happening.You mentioned "No wonder we go for realtor-contractor-PM self-help way rather than blindly trusting a one-stop-shop to make the most for us".This in my opinion isn't true turnkey.It's a hybrid model that I see many doing and who is to blame if things go South?

If you build the wealth when you can it will give you a lot more flexibility and options later in life as it’s a marathon not a sprint  Totally in fact it is better to eradicate this passive investing mentally into  active investment wealth building slowly ….

Quit with the history crap and comparisons to previous downturns in economy, no new set of variables in the future are going to be 100% correlated from previous times.

I wish they could find a balance between finding a real problem and scaring the crap out of a buyer.

Those solid wood and plywood are hands down way better than any of that particle board crap. 

Having that many people in the property puts a lot more wear and tear on it, even if the people give a crap (but many don't, in fact many are entitled with no respect or appreciation).
