At what price would you choose wool over a synthetic carpet in bedrooms?

Percale weave and a 70/30 or 60/40 Cotton/Poly blend is what you want.

The wool has been pulled from my eyes and I'm looking to get out of the rat race through commercial investing.

A good wool sweater would be hundreds of dollars, no throwaway anything.   

People don't use a lot of water, growing hay, cotton and alfalfa in the desert uses a lot of water.

Bunk beds with Army issue wool blankets, and a foot locker for the kids room!

jurisdictions you will need to fire rate the basement ceiling: rock wool fire-rated insulation, resilient channel, and 5/8 Fire-X drywall (or 1/2 fire core drywall rated for 60-90 minutes ... about $30/sheet).

However, if you have property fire and sound proofing between the units - floor cavity filled with layer of dense rock wool insulation (fire break) along with resilient channel and 5/8 fire-x drywall on the ceiling of the unit below - sound transfer from the floor to the unit below should be minimal.
