This means any actions will have to flow through the GC and if the GC is not handling their contract management well (executing sub contracts, collecting their insurance certificates and paying the sub contractors timely),  you are going to eperience even less cooperation. 

Then to start the eviction process if the tenant is not being communicative/cooperative.

People are more cooperative when they have options.

Just because NAR is eliminating the requirement to cooperate by paying the buyer side agent costs does not mean that it is not a good idea to put the money out there or entertain negotiations that help a buyer purchase your property.

When negotiating the listing agreement sellers and their agent agree on a commission rate as well as an “offer of cooperating compensation” or split.This “offer of cooperating compensation” defines how the commission will be split up between the agent for the seller (listing agent) and the agent for the buyer.
