If this won't cash flow and you are buying simply for equity, then I would be cautious first and only buy if i was super confident I could sell the property after a year or so to qualify for long term cap gain.  

Going to Attorneys directly, asking them to release confidential client information, will get them disbarred indefinitely.

As far as the rent, I am familiar with the rent in this market and I'm confident I would at minimum be able to get $550/unit, plus the additional income the detached garage will generate as a storage unit.Thank you for your feedback, and I will keep you updated on the outcome!

I'm confident I could put in $125-$150 remodel, sell it as a single family and gross roughly $300K.

Now if I go with B is some cases I am going to need a private lender who I have a lot of friends that trust me and know that I am trustworthy and receiving money is something I am confident I can get if needed to help me close a deal.         

I know there is FHA available, but I'm not confident I could secure a deal that's in my price range with FHA financing in the current market.
