MF has compressed so much it's harder to find a deal that works now.It doesn't matter if the seller filled out a disclosure etc.

@Monica Litster , since most of the plumbing is in the slab, you are a little safer but still need to have the lines blown out with compressed air and RV type antifreeze poured down the drains, sinks & toilets.Better yet, get the heat on as soon as you can.

However, my policy is that I won't offer a financing solution if closer than about two weeks because there's so much work to do in a compressed time period.If a tighter time crunch involved, I've got dozens of ways and plays to approach and sell based on being in a "salvage mode."

(Ignoring cap rate compression, and assuming rents are already at market levels, and that the seller's managing expenses well)On the flip side, getting a loan for a 100% occupied property from a bank is easier than a non-performing asset(considering that I'm a foreign national and getting financing is already hard enough), and there's an easier transition into the apartment world for someone who hasn't worked on that scale before.What are your opinions?

I am guessing that an image that is 80 pixels across will be pretty small so space should not be much of an issue.I noticed that one BP member has a large image that causes the texts to reformat (text column is compressed).

The more the interest rate is the higher you have to push the cap for the spread and the harder it gets to make a deal work.Now as markets heat up caps will compress and interest rates rise return will be less.
