I think it's very important to differentiate and NOT be the same as your competitors.

Or just hand swipe crumbs from the counter onto the floor?

You can't just browse online like you're swiping through a dating app and expect to find what you need.

You may want to mention that you will not permit any adult content or advertisements for a competitor (we will be operating our business next door).

Example:  We took over a management agreement last year for a Landlord / Owner that was with a local competitor. 

Airbnb and VRBO have some really strong competitors coming up behind them.

No competitors gives you an advantage. 

Clear heights on ceilings and dock door features are going to vary by market, so go tour your competitors' inventory to get a sense of what is out there. 

Glad this happened to be in OK and not CA.The reason I am not going to operate it as another gas station is due to the bigger brand competitor (QuickTrip) is in the middle of developing a big new convenience store gas station 500 feet away.
