Your Comment: "Tracking hours would be kind of a pain as we tend to do a lot of partial-hour type of work like a quick phone convo or texting back and forth with a buyer client"The attorneys I know charge by the 15 minutes, some by the 7 minutes minimum regardless of how little time they take.

Go search the topic "Lifestyle Asset University" here on Bigger Pockets and you will see a longer thread with a lot of opinions (most are not members) but still worth a read as there are a half a dozen paid members from our group who have commented on that thread.We were formerly called Lifestyle Asset University, but I didn't realize that you couldn't use the word University in your company name here in Utah so we changed our name to Vodyssey.

To put a relatively extreme scenario out there, if you offer 3% more than the next guy in cash (no bank debt) and provided a copy of a brokerage account statement showing the cash was available, I am certain you would get the deal.To echo Joshua's comments: how you are planning on financing the deal is hugely contingent on being awarded deals.

I will not comment as to the tax laws and underlying rules - that is a discussion you can have with your tax advisor who presumably you are paying to help you.What I will do is provide practical and business guidance on tracking time.Firstly, there are apps available that can assist with time tracking where you can specifically detail your time, who you met with, etc.
