I still stopped by periodically and would find cigarette butts, left over fast food bags, napkins, etc. in the one property that was up for rent during this time.

As for minimizing theft I actually have a guy on the street I buy cigarettes for and give him a little money to keep his eyes on things for me.

Many of those I worked with would say 'where did it all go' as they neared retirement & yet they always had the lease vehicle(s) (some 2 or 3 in the family), the various club memberships, 2 pack a day cigarettes & those nights at the bars that they cannot remember etc etc.

No cigarette in hand, because as soon as he sees my screen door open, he stubs out his cig.When they (the smoker guy and his girlfriend) signed the lease, I reiterated to them very strongly that there is no smoking allowed anywhere on the premises, and they initialed that page of the lease that includes the no smoking clause, in italics.
