People who do that are looking to “get rich quick”, they'd better off going to a casino and putting everything on red.

That's a lot of extra change to come up with every month for most people nowadays.

Nowadays, I call a buyer to see if they are interested, text or email them a PDF of the deal, and give them 24 hours to respond.

The selling option on a short term property, for me, is paramount to going to the casino. 

Nowadays if I buy a property for STR I would still want the property to cashflow well if the STR doesn't turn out to be a good option on that property, or I'd want it to be priced low enough that I could turn it around for a profit.In other words, I would put your effort into finding a good deal.

I'm adding one to my garage now and they have become pretty inexpensive nowadays ($850 for 1000 SF)

Access to restaurants, snorkeling, casino, Truck Stop, etc. limited resale market, no financing all cash deal, I like Belize.  

Especially nowadays with the cost of capital so high it makes even more sense to cause you're getting 4-5% to hold it, and not having to loan it at 10% when you're stuck. 

We are getting a Hard Rock casino that should be done in 2025.
