My properties are in B+ areas.I see in writing what they say they use to screen tenants and it looks as good as any I've seen. 

The others are just pre-screened, not a full application so it's a bit harder to say "you don't meet criteria" because I don't actually have a verified income, credit history or background check - just what they've said in the prescreening questionnaire.

I just submitted pics of the damage and estimates to repair or replace.One was a broken window.

Screening and Gaurantors are important, you might want to look at majors for some more serious ones that don't have time to party.
