The best thing you can do is plan that the first year will be on the lean side.

I have talked to tons of investors recently and everyone says the Zillows interface is the worst, but it is just a side comment and we keep going on to the next conversation. 

And there is a constant mention of Guaranteed returns there is no Guarantee unless its the federal govmit on 250k or less FDIC insured .. this was simply investor greed.. investors did not understand what they were investing in what the risks were and were blinded by the returns offered.. no one put a gun to their head.. investor make bad investments all the time..  

You'll never get your best deal until you understand what the other side is dealing with. 

But doesn't have any property advertising, prospective tenant applications/screening, or any of that side of the business. 

Especially when it comes to the permit side of things.My initial plan is to ask as many questions as possible and to search for information so that I'm at least somewhat on the lookout for some of these snags. 

Lastly, investing in S8 properties is not for the faint of heart (or stomach), both on the property acquisition side, but also on the property management side.
