A good bench mark is look at what is for sale I’m the immediate neighbor good with similar lot size and shape and see what they are currently selling for and take a 1/3 from that .

It seems like a crazy idea, because housing has always been relativley cheap in Milwaukee and the last 6 years are the first time in history that we have seen significant apprciation (12% currently).The other benchmark I look at is the cost of new construction.

To estimate appreciation, I currently use the general inflation benchmark as a baseline, with a few extra point for the Bay Area.As far as the exact appreciation percentage per year, that is not something we can control or accurately predict.My gut feeling is that higher inflation will translate into higher appreciation.
