That being said, the size of this potential deal is WAY above my bank roll.

@Patrick Gray -  Not going to sugar coat this, you need to get your bankroll up.

I used to just bankroll unexpected or even significant maintenance expenses with my primary job, but that is no longer a viable long-term strategy.

As others have said, though, you need a bankroll to weather the storms.

Ultimately, what I came down to was that I needed a partner, preferably a developer who is willing to bankroll the project.

They probably have the income, or maybe even the free cash to bankroll you?

Depending on the market your looking to purchase in, I'd say 1 maybe 2 deals to start until you build your bankroll.
