You want to start thinking about everything that can go wrong and put together a process, automate with technology as much as possible. 

PMSs can do most of the tasks automated from my experience.

Angel,The 2nd lien programs I offer all allow for AVMs(automated valuation model), they provide a value instantly and you'll know how much you can borrow instantly without having to pay $500 for an appraisal just to maybe get nothing.Zach

Many property management software are good at automation, portals and work order but lack the accounting functionality.

The biggest problem is constant litter and dumping by non-tenants and petty vandalism.Even in this neighborhood, I believe that because we maintain our buildings well and are willing to do payment plans, we have four (of 8) tenants with B.S. degrees and a fifth in his 3rd year of a BS.

So using a CRM program like that really helps automate processes.  

We had one home that the owner had 5 cats and 10 litter boxes that were never changed.
