It's just a 2 bedroom/2 bathroom so not a multi-unit unfortunately.

In Chicago you request a CHA Burden sheet and that gross number minus utility allowance will be what you get in addition to making sure bedroom size is adequate.  

You can convert the library and the famil room into bedrooms, giving you 7bed/5bath.Mortgage could be around $3,000 per month.

Others would take that 2/2 and rent out each bedroom to undergraduates, or rent to one and allow sublets. 

It's just a room and private bathroom and that unit KILLS on Booking but not really on Air or Homeaway/Vrbo.All of my 1-3 bedroom "whole unit" listings do good on Airbnb but not so much on Booking or Homeaway/Vrbo.And I have a 5 bedroom unit and it does nothing on Booking, but pretty good on Air and Homeaway/Vrbo.I think bigger units that facilitate large groups do well on Homeaway for some reason.

Something like a house hack, rent out extra bedrooms in your unit, rent by the room, mid term, short term rent the owner occupied unit on busy weekends (and go stay with friends/family)...get really scrappy.

-If its a large house that has a dedicated laundry room on the first floor, throw in stackable  laundry units on the bedroom floor.

While metrics like square footage or price per square foot matter, the number of bedrooms, bathrooms, and overall location are often more critical for attracting tenants.Engaging a property manager early on can save you from costly mistakes and help you invest in properties that perform well in the rental market.

I kinda get it if 4 and 5 bedroom properties are going for 1.5 million in that market but... thats just math wondering what reality is?
