In reality, I believe the tenant is a pretty severe alcoholic and doesn't want anyone in her unit.  

Stay away from drugs & alcohol.

A one-time accusation with no charges filed--you must weigh the overall evidence.If we have an applicant for rental with multiple DUI arrests and convictions, we can reasonably make the assumption that the person has an alcohol or substance abuse problem, whether current or past. 

In the states where it’s legal, treat it like alcohol.

It was allegedly a fight that turned violent and involved alcohol.

I suspect there was high alcohol consumption preceeding our phone call.

Tax and tip are never included, alcohol is only included on some certificates.

SUBSTANCE ABUSE: Tenant agrees not to allow any person residing on the premises, or any guest, or invitee to use controlled substances (including alcohol and prescription medications) in a manner that will either disturb the peace and quiet enjoyment of other Tenants and neighbors adjacent to the premises; or endanger the health and safety, or well-being of Tenants or other persons. **** Some amusing comments on this thread, but in all reality you absolutely need to be concerned.
