I booked a place for 5 adults and 1 child (16 y/o) plus 2 dogs a couple months ago because of it being the holiday weekend.  

You can attempt to assure compatibility by interviewing them and taking into consideration your other tenants, but at the end of the day, they're adults and it's up to them to get along.

First the approved tenant moves in: perfect applicant, single mom with one kid, no pets... soon her adult kids move in with their kids and then her ex moves in with his kids and their kid's kids and their pitbulls and mastiffs... 

Risks;  zoning / code enforcement for running a rooming house, more then the county limits on un-related adults in a rental. 

So I called adult protective services.

Under OKC law, the grower (for personal use) must have express written consent from the LL to grow up to 6 adult plants and 6 seedlings.

We use Autohost to automate this process via an online check-in system: https://www.autohost.ai/You can also use it to gather additional information and place a hold on their credit card, similar to a hotel.The one downside of Autohost, is that it doesn't have an automated way to collect the ID for all the adult guests (although it collects names + email from the guest).Finally, Autohost can also be used to have the guests sign your rental agreement and agree to your house rules.

Our goal in investing is long term benefits (we would like to plan for retirement and helping our kids get started as adults), also plan to gain passive income, maybe gain one property every other year or so. 

Had I done so I would have save a great deal of anxiety, money, and time because I would have known that he had several federal tax liens and was sued by creditors for skipping out on bills, hires undocumented workers, and sexually harasses female tenants.
