Since we are local to our market it is not an issue, however to beat this you could get a Google Voice with a local number that forwards to your phone for free.You will need some sort of boots on the ground anyways so using your contracted cleaner, handyman, or a neighbor or Realtor etc will all work, but me personally I would want the call to come to me so I can figure the best person to call.

The horror stories really do get all the traction, so let me voice the opposite.

So you voiced a lot of different concerns.

I am aware most leases coincide with the academic calendar, however, I am hoping to have it rented by April/May.

You just need to call the customer support number and follow the voice prompts to get to the person who handles policy loans.1.

If there is any break in their voice or any inclination on their part that they will "try" or "maybe", I flat out say "just be straight with me, was the rent sent or not". 100% of the time the answer is yes, and 100% of the time that's been a lie.Its amazing how bank accounts are hacked, checks are lost, mail isn't collected/lost, fraud happens, medical emergencies occur, etc exactly 1 day after rent is due, but the other 30 days of the month nothing ever happens.

If someone gets you marketing peice and takes the time to call you then there may be some motivation there and you pursue that lead.Thank you for the great inputs,   I am okay with direct marketing using postcards or anything other than text blasting and voice.   

A large voice of concern for Airbnb's comes form increased regulations, mom and pop operators, and other Airbnb hosts that do not know what they're doing with pricing, marketing, market selection, budget allocation, etc...Everyone's story is different.
