The therapy comment really resonates with me.

My wife calls them therapy houses that I can work frustration off in by tearing out walls. 

You will be able to cover your utility cost but you'll add a lot convenience to your housing offering.So, it's difficult to make a cut and dry decision just looking at the venture separate from the total housing service you're creating.Depending on the space, you could do some interesting thing to off set the remodel.Wild idea: consider creating a small office next to the laundry room (if there's enough space) then you could rent the office space to one of your residents.You could also create a small yoga/P90X workout area.

The townhouse is a 3-story, 1855 SF, techie town home with a 2-car garage, 500 SF of storage in a highly desirable area near many Corporate HQ's, walking distance to shopping, dining, music clubs, dry cleaner, hair salons, spas, gym, yoga, a Marriott & entertainment.

I'm mainly into the home videos (Insanity, T25, etc.) but have done weights in the past as well as yoga, cross-fit, etc.  

I do believe that some people need help and people who have been convicted as a sex offender is required to take classes and do therapy.

I like the Lenovo Yoga 3 the best.

I also moved from the Philippines back in '91, and went to NVCC for Physical Therapy.
