While I will not buy large properties immediately I do plan on moving into this space by next year unless something makes sense now.Any advise on neighborhoods to visit or leads to professionals that support real estate investors please let me know.

Any interruption of Tenant’s use and enjoyment of such appliances shall not constitute “constructive eviction,” nor form the basis for any defense, set-off or counter claim by Tenant.Tenant agrees to pay as additional rent an amount of no less than $200 per visit or the actual cost of service invoiced by a third party plus $50, whichever is greater, if a tenant-initiated service visit is performed and the request is deemed to be frivolous or without merit.Charges for service/repairs performed where the tenant has been determined to be liable/at-fault for such charges by [Landlord/PM] shall be due and payable in full upon the next rent due date as additional rent.No smoking is permitted on the premises, including outdoors within the property's limits.

I have family that visits from out of state often so there is a legitimate reason to have the space for visitors when justifying with a bank.

I have occupancy of close to 90% annually, which is not uncommon here since we have year-round visitors (including many people from up North in the winter).

Quite often they are embarrassed by their situation and the prospect of less visitors and a shorter process sounds more appealing than scraping for that extra dollar and inviting the circus over.

With vacation rentals (especially in upscale, high-revenue areas on the beach) amenities such as pools, lazy rivers, landscaped grounds, exercise areas, etc are key in attracting year-round visitors.

I'm thinking maybe a $500k policy.2) A document stating that the dog has never shown aggression and if either the landlord or tenant sees signs of aggression, the dog will have to be removed from the property immediately or lease terminated immediately.3) Post a Beware of Dog sign outside the home.4) I need to figure out how to word this...but they need to secure the dog in a separate room before answering the door for visitors.5) The tenant is responsible for securing the dog by whatever means necessary.
