I personally have a few SF rentals but would love to get into more of the MF or even possibly short term vacation rentals someday.

If those don’t align, vacation rental or investment property loans might be better options.

You could look into doing a vacation home loan.

You have to attract interested parties that are willing to sell you their property cheaply because they need to vacate ownership for one reason or another.

I didn't take vacations and worked 12 hours a day, sometimes 7 days a week.  

@Federico Dallo you mentioning vacation-type locations leads me to guess that you may want to use the property yourself occassionlly?

For people on vacation, I want their experience to not only be seamless but comfortable.

AirBNB is primarily known for short term vacation rentals but your minimum stay can be set to 30 days to ensure you are getting MTR tenants.

The mirage of get into Real Estate Investing, make ton's of money, get passive, do nothing, sip cocktails on the beach and professionally vacation the rest of your days sounds great, unfortunately it's a mirage.
