You can wind up with title issues if you are not careful. 

Naturally your property must sell before you can take title to the new one, but nothing prevents you from getting it under contract and make the process as smooth as possible.  

Title cleared it a month ago.

I did go look at it, knew it was accessible by dirt road, and did a lot of research into who owned the easement.Won the auction, paid a tax title company to get clear title (right of redemption is 3 years). 

yes an LLC, Ive had it for 2 years now   You will have many options on this since the title is seasoned over 6 months.

As an investor - if I was putting $125k down I would want title in my name and a clear title policy - so that is where I would have the issue.
