I would definitely plan on using credit cards for any purchases when I would go to keep a paper trail.

And on top of that, i am being told that even though the tenant has been living in my unit since end of June, and all the paperwork was submitted SEVERAL times over the last 7 months (with a paper trail to prove it) that they will not pay any back rent.

When they see a large deposit, they will want that explained with a paper trail.

That could easily be falsely created using a number of free softwares.However, what can't be faked is the signature trail.

If it winds up in court, you don't want a trail of emails/texts/etc. that present you as anything but businesslike.       

The area is known for not just it's skiing but also for mountain biking, an awesome year-long waterpark, and trail riding (ATVs/UTVs but also bicycles.

Again, you should be able to put this into motion as long as you start a paper trail now, if you haven't done so already; you want accounts from different Tenants covering different instances in writing to show a pattern.
