We were itching to own property and had fallen in love with the idea of a desert property and owning land.

Interesting....I've built a LEEDs certified house, as well as a couple of energy efficient/passive desert homes, one completely off-grid.

I feel comfortable with the Twentynine palms area and Joshua Tree area as they seem to have good established regulations in place and being close to my home town of Las Vegas I am used to desert styles of properties and have contacts at lease kind of close.  

I have a number of mini-spits running on 120 volts because that's all the power we have and they do OK also.In Phoenix, AC is really a must as we are so hot in the desert, not sure exactly where your units are located?

Anywhere in the high desert is good for rental business right now, you just need to research the nuances of each city when considering time scope for projects. 

If the price is low enough to cash flow then it’s probably in the barren desert, somewhere you won’t be able to afford fire insurance, or somewhere filled with meth heads.
