@Dennis Cosgrave thanks for your input, I will be discussing with my wife about managing it.She’s a really clean and quite tenant and treats the place like her own.My question to that would be if we offer to bring her up to market value immediately and install a chair lift for her (especially if it keeps her in there for another 10+ years) and possibly any other future partially handicap tenants to use, would that be a good or bad idea?

When the AC went out at a rental MH (think metal box in the sun all day), I was able to talk the warranty company into buying a small window unit (I bought a cheap one at Home Depot and they reimbursed me), since it was going to take a couple of weeks to get the parts and my tenant had a handicapped child.

I asked the tenant to send me over the permits they were supposed to get for this wheelchair ramp, ( which I know they didnt get) and the tenant requested reasonable accommodations for handicap parking, handicap ramps (even though this ramp they already had someone build)In the letter I wrote them, I did grant them Permission as apart of ADA guidelines permission to build a wheelchair ramp,  but the cost would be the tenants only and that the work need to be down up to town code, with ADA guidelines and that I'm not going to be held responsible for this ramp that they put up, and I believe should be the tenants responsibly to remove when they leave.

Then a disability group took over two more spaces doing daycare work-therapy for handicapped adults, they also collect & sort bottles/cans, wrap napkins with cutlery etc for hotels/restaurants & are very busy.
