North of the River vs.

Just moved to North Florida and looking for a CPA who’s familiar with these types of scenarios.

Again, this is just for the sake of dialogue for folks to consider when looking in North Alabama at investments.  

PS before the hedge funds jumped in about 2011 to 2012 I was an activce courthouse buyer in Henry county and a few of the counties on the north side of Atl metro so been to many of the  auctions having them all on one day is a cluster .. you have multiple criers crying sales simultainously it can be hard to follow but you can also squeeze out one that folks missed.. we did quite well until the hedge funds knocked us little guys out of the area..

If you take this housing away from these people where do you intend to have them live; in the streets, underneath freeway overpasses? 

Just the other week I was giving a tour to a potential Canadian investor, and they were shocked at how quickly a street goes from mid/high-end to....well, not as desirable.

Context matters: for some apartment buildings that compete head to head with a very similar property just down the street, this may be a good strategy.We rent premium single family homes and I have never offered an incentive.

It's not what I would call a super rough, probably different street by street, and would most likely depend on the neighbors right around the property. 

We have the opposite problem up north in Cleveland.
