Even for window AC's, pulling them out and thoroughly washing them at least annually will prolong their life, unless you are buying the very cheapest units.

So expect a request for a new frig, new stove, maybe a laundry room upgrade...they will keep coming until you get the ability to say "what you had when you signed the lease is all you get for the lease duration".

We have considered doing airbnb and switching to nightly rentals, the cashflow would be better but its also a lot more work and expense as we would have to schedule cleaners and do more laundry service.
