Even for window AC's, pulling them out and thoroughly washing them at least annually will prolong their life, unless you are buying the very cheapest units.

So expect a request for a new frig, new stove, maybe a laundry room upgrade...they will keep coming until you get the ability to say "what you had when you signed the lease is all you get for the lease duration". 

We have considered doing airbnb and switching to nightly rentals, the cashflow would be better but its also a lot more work and expense as we would have to schedule cleaners and do more laundry service.

My last interaction with an agent was he was supposed to call us Monday at 10:00 a.m. about a property that was in the half million dollar range so a nice tidy sum for basically going and opening a door. 

Also finished the basement which had a good amount of space, adding two bedrooms and moving the laundry to a closet upstairs where it made more sense.

Monthly social hours with hors d'voures, community BBQ, pool party/cookout, monthly car wash, monthly giveway's (gift cards, dinner with management, etc. for a small group (2 to 5...and post pics on your website) who provide feedback on what areas management can improve, etc.

I added security cameras, new security gates, onsite laundry, and added a playground set.

Too many get tunnel vision on just the % and completely forget there is 3 factors to how the #'s wash-out; the rate, over what time, on what total amount.

It also gives you space to store things in a locked cupboard and create a mudroom with the laundry.

This would not solve the problem for just simple high water users with laundry, showers, water grass, etc. but it is a quick way to find those leaks that are not fixed.
