I did all of my loans with small local banks in my area and was always happy with the rates and service.

It may be a small chance of getting caught, but still a chance which makes it not worth it, in my opinion. 

That’s a huge time commitment, but saving $30K is no small feat!

I did eventually break my rule to buy a beautiful small cabin on top of a mountain.

I am adding about 20 more this year, but there's one small pocket I'm struggling with the financing on (honestly, due to Huntington Bank dragging their feet on items, etc.), so I'm seeing what other options there may be. 

But in reality you might just want to think about using a standard savings account And taking a hit from inflation on the cash because the delta from the higher interest account to the regular account is not really that much on small amounts.

market rent increases has been very small in my sub markets (I suspect near flat metro wide).Ideally the property appreciates and historically it is true.  

That is part of the problem with a lot of companies (I am not knocking insula as dont have all the info/facts just stating how the business works), they engage brokers to get them loans and the brokers collect a small fee. unfortunately many of the brokers may be similar to real estate wholesalers - have little to no experience.
