Also one other thing i forgot to mention is this property is dual zoned office/residential so i dont know if that will add any value or not.

If the Sellers Agent ends up working with both the Buyer and Seller then they are now performing as a Dual Agent and will need to disclose to both parties and would need to be impartial throughout the negotiation.

If you are dual career the license is often a nuisance because the same conversations from people wanting to learn more about what you are doing and attempting to convince you to provide service to them will fragment you ability to invest yourself.

I agree with Kevin's comment below that Keller Williams provides the models, systems, and training necessary for full time or dual career investor/agents to be successful.

The electrical can easily be inspected with a simple voltmeter to test continuities, voltage, etc.
