If credit, it kind of is what it is... be ready to write a lot of offers, make sure the lender has given them some tips to improve their credit so they can look at conventional if it's 3+ months from now and you still haven't gotten an offer accepted, and in the meantime get back to drumming up more business.

We also have 55 gallon drums and a jacuzzi.

I play some guitar and drums, but never really got great at either.

So when the first people to respond to every thread about turnkey properties tends to have something very negative to say about it, that pushes the idea further towards the "overturned oil drum conveniently in our path of travel" level of risk. 

That said, the "old guy" is till trying to figure out how to use it and is guilty of piling too many things into the drum (despite the washer's ability to rebalance its load).
