Putting the sellers Realtor on my side worked like a charm.

I would adjust up or down if the neighborhood is particularly charming or still feels rough.  

So my response was ok you old broad, you win, you know I can't resist your charm, 80/20 it is.

I'm currently in talks with a BP agent/investor who I'm hoping will be the third time charm.

@Anastasia WardOnce sellers start getting the idea that you can AFFORD $200k, they will hound you (charmingly and sweetly), until they relieve you of all that cash that's burning a hole in your pocket!

The property was built in 1900, has a ton of charm and in a historic neighborhood.  

I began looking further north to Baltimore, and it's evident that Charm City needs a helping hand.

Not a single complaint, works like a charm, and easy backend.
