Any rule of thumb for what I should ask for percentage wise when I'm bringing two sides of the "deal delta" to the table (Hustle, Knowledge) and my partner is bringing 100% of the financing. 

A seller, whether a builder or individual, can sue you for one of two things....either specific performance to fulfill your contract terms, or for damages for the delta between your contract price and the eventual sales price plus other associated damages. 

This was essentially the biggest driver of the delta.

I always use the Delta single handle faucets in both kitchens and baths.

They price match, delivery is 50 bucks, and they match with Alaska skymiles.

If you work hard for it and it goes down you lose time and money.But that depends on the risk profile you have for that money.Look at the Delta between your options and asses your risk of loss against it.

Thanks for the reply @Tim Herman - I  did include 10% for PM, and 5% for everything else - that probably accounts for the delta..

Moen doesn't fit Delta etc.

The buy down would put me at $550k remaining on the note; leaving a delta of about 150K year 5.

The delta between income and expenses gets wider.
