Historically, the average days on market (DOM) for rental properties only increases by about 6 days during November and December.

Also, something the state though is looking to make a law on now though.

You might also meet title agents who have resources on, say, foreclosures or probates…and might recommend lenders who actually lend on more difficult projects (as the title companies also know which lenders can close and which are difficult).I also go visit open houses to see what sorts of finish to put on my renovations or to look for the next house or area in which to purchase.  

My wife's siblings have built 2 house on this land as there own houses they are living in The property is a total of 15 acre and each siblings got a portion of the property.

I actually read Cameron Herold's "Vivid Vision" and wrote our business vision out on a mountain in Arizona...you can still see that vision on our website today!

After the demo, there really is not much you can do to save outside of thinking outside the box on fixing whatever that might be that has come up. 

If you see utilities increasing, is there a way that you can push this on to the tenant?

@Phil SheltonYou would need a civil engineer to provide a drawing to get submitted to zoning and get a permit if it passes zoning is most common This also depends on the road - if it’s a state road forget it as it will take a year to get approved and cost a fortune - if it’s a local road process not as cumbersome but don’t expect this to happen quicklyIn some instances you may have to prepare sight distances etc to make sure it’s safe to add a curb cut
