And even when I try to do my 'due diligence' - in 'hiring' a Broker w/ 20 years experience and all these accreditations, classes, awards "x" transactions/year; knowledge of 'local' market etc - they STILL screw me - selling me a house at $10k more than it's value because they skewed the comps they showed me!

He will tell you, INTER ALIA, that you want inspection, financing, attorney review, title review, insurance, environmental, and survey review.Second, get a GOOD home inspector lined up.Third, get your banker lined up.THEN you can start looking.Also, keep in mind that backing out of a contract must relate to the contingency being used, and can only be triggered AFTER a good faith effort comply with/fulfill the contingency.

In my 18+ years as a Banker I have seen over 90% of my CA investors either move or continue to buy outside of the state.States like FL, IN, OH, TN, TX, AZ, NV all offer great LTR and STR options to capture a solid cash flowing property under $300K.

I spoke to my banker today and he indicated that they won't do a HELOC out of a home that is a rental - only from my personal residence.
