I specifically want to call out one of their Senior Accounts Associate, Charlotte Cunningham, who helped me through the process on my first purchase as I needed to buy a sizable amount of furniture quickly and she was able to help me make moves quickly...and didn't make me feel bad whatsoever when I pulled back a few items at the last minute I was able to find them cheaper elsewhere.

A great way to start is by attending RE events and joining a local investors association.

According to the National Association of Home Builders (NAHB), average hourly wages for residential construction workers rose 10.8% between August 2023 and August 2024, the largest YoY jump since the BLS started tracking the data.

Obviously would be a slower process, but would create very little debt hanging over your head.

Most only accept offers with no contingencies so if you're newer it's not the best investment due to the higher risk associated.

Join your local real estate investors association for additional education and networking. 

If possible, in the future I would try to obtain a copy of a standard Condo questionnaire from the HOA prior to the mortgage application process and ask your lender to review it in advance in order to mitigate some of the time and costs risks associated.

Either you don't know why because you have your head in the sand and haven't paid attention to their communications or they are trying to hide things from you. 

You just need to get your head around that and push on.
