@Jonah Gunalda you fit the profile of a large segment of the passive investing community--someone who has a good income from something they are really good at, and would like exposure to real estate in their investment portfolio without distracting them from that very vocation that put them in the position to make such an investment in the first place.There probably isn't a "typical" profile of folks who do not and would not invest in syndications.

Second offer which is $12K lower than list price, no rate buy down, and seller won't pay the buyer agent commission.Morgage payment with a conservative LTR payment is break even,  Coc is 6.3% , and I'm super bummed that my agent won't get paid.We could put in cash to pay him, but it would come out of the renov + Furnishings cast slotted for the property.Any creative financing thinking from this group on:How to pay my agent AND not dip into our cash funds for prepping the property?

My recommendation is still going to be the same as I've put in other threads; buy 1.25x DSCR in a very good area or up & coming area of a very good city ideally through BRRR(you'll keep 10-30% of the capital in the deal likely), invest ideally 60-80% of your downpayment(no less than 33%) in a debt note fund that matures in 2-4 years.
