The short version is that you want a strong and diverse job market, low unemployment rates, a growing population, low vacancy rates and new development, affordability/cost of living, real estate laws and court system, good schools, and low crime.Check out the videos from Dave Meyers with BiggerPockets.

Most of the "Sub-To" community members I've met on the journey are the most overzealous people in the game.

I've spent way too much money on them and their promises over the past 20 years, and lost too much in the game. 

You can also look into the builder to make sure that they are reputable.Also, look up some videos on selling a house for sale by owner in your state.

I'm not motivated, but the homes needed work I didn't want to do or I did if for strategic tax or debt shell game reasons.

@Bennie Smith there's two parts to that:1) We take on properties all the time and do a TakeOver Evaluation Video that we share with the owner.- Many of them have no clue of the actual condition of their properties and a decent percentage want to then sell.2) We have owners we terminate, that don't want to spend a penny maintaining their properties.
